Anotation:

The design concept for the New Centre in Zeleneč is based on sensitive spatial organization, hierarchy, and subdivision of the brownfield site of the former strip factory. In relation to the broader context of Zeleneč, the proposal seeks to integrate the development with its surroundings and embed it into the local context as much as possible.

To create a more human scale, the site is divided into three more intimate sections. Closest to the railway line and adjacent to the busy Čs. Armády Street, we position the new municipal office building with an adjoining square and supporting facilities. Along Zahradní Street, the development is divided into two residential courtyards, each formed by a loose grouping of four residential buildings.

A pedestrian path runs diagonally across the site, connecting the railway station with the newly designed square and residential courtyards, and continuing toward the southern part of Zeleneč. Here, it links to the adjacent open landscape, which is already widely used by local residents for recreation.
